What a released contact carries

A contact is not a name on a spreadsheet. Six things accompany every one, and the work behind each is completed before you take it.

A called and dated direct number

A mobile that rang and was answered within the last 21 days. Our desk calls ahead of you and records what we are told: that the person holds title to the unit, and that they would consider an offer. We pass that on as it was given to us.

The unit on record

Building, community, unit type, size and floor wherever the record carries it. Dubai Marina, Business Bay, Jumeirah Village Circle, Downtown, Dubai Hills, Arabian Ranches and the wider secondary market.

Land Department comparables

Transactions registered with the Dubai Land Department for comparable units in the same tower. An asking price in isolation tells you nothing about whether a discount exists.

The reason for the sale

Bank repossession, mortgage arrears, court-ordered disposal, inheritance or divorce settlement, visa exit, developer payment default. Set out in full rather than reduced to a category.

The verification date

Every contact is stamped to the day it was last confirmed. Past 21 days it is withdrawn, because a motivated seller from two months ago is usually a completed sale.

Prior release history

The number of clients who have already taken that contact, capped at 3. You know whether you are the first approach or the third before you take it.

Where the contacts come from

There is no purchased database behind this platform. Four channels feed it, and three of them require somebody on our side to pick up a telephone.

Public record, read daily

Court auction notices, Land Department filings, liquidation announcements. The information is published; the value lies in working through it every morning and acting on it the same week.

Lender and servicer disposal desks

Repossessed stock that institutions would rather place quietly than list publicly. These units seldom reach a portal, and where they do the price has usually been set in advance.

Expiring broker mandates

An exclusive that has run 90 days without an offer represents a problem for the agent holding it. A number of them prefer to place it with a buyer who can move decisively.

Direct owner outreach

We call into buildings carrying significant service-charge arrears and communities showing unusual listing turnover. Most owners decline. A meaningful minority have been trying to sell since the spring.

By community, price band, asset type and reason for sale. There is no purpose in putting villa contacts in front of a client who acquires one-bedroom stock.

Property, comparables and circumstances are visible in advance. The number stays withheld until you take it, and a funded buyer counts as 2 against your package where a seller counts as one.

Make the approach

This is the part that remains yours. The clients who see results call on the day the contact is released, not the following weekend.

Why Dubai, and nowhere else

We are asked about Abu Dhabi, Riyadh and Doha most weeks. The answer is no, and the reason is data rather than ambition.

The Dubai Land Department publishes what properties actually sold for. That single fact is what makes a distressed contact worth paying for, because a discount you cannot measure is simply a figure somebody has quoted at you. When we record a unit in Business Bay at 14% below market, we can produce the registered transactions that establish it.

Most markets in the region publish nothing comparable. We could sell contacts in them regardless and leave clients to work out the pricing themselves, as others do. We would rather cover one city to a standard we can defend, and Dubai carries more than enough distressed volume to occupy a serious acquirer without padding the coverage map.

Every contact on this platform therefore sits within Dubai. If your mandate is elsewhere in the United Arab Emirates, we are not the right firm for it, and we would prefer to say so before you commit.

Common questions

Are the contacts exclusive to me?

Not exclusive, but strictly capped. A maximum of 3 clients may take the same contact, and the count is disclosed before you take it. Full exclusivity would require pricing several times higher per contact, and the clear preference among our clients is for volume.

What are buyer contacts, and why would I want them?

Alongside distressed sellers we maintain a qualified register of funded buyers actively acquiring in Dubai, with budget, target communities and funding status confirmed. They are useful if you are placing stock rather than acquiring it, or working both ends of a deal. A buyer contact costs 2× a seller contact and counts as two against your package.

What happens if a contact cannot be reached?

The number stays spent. You are paying for the contact and the work behind it, not for the outcome of the call, and released numbers are not refunded or replaced. We call every number before it is listed and re-check it inside the freshness window, but whether an owner picks up, engages, or turns out to be less motivated than they told us is not something we can control or underwrite.

Do you handle the transaction itself?

No. We provide the introduction. NOCs, Land Department transfer, mortgage settlement and conveyancing remain yours to arrange, though we are glad to point clients toward brokers and conveyancers experienced in distressed files.

Do you cover Abu Dhabi, Sharjah or markets outside Dubai?

No. Dubai exclusively, by design rather than as a stage we are passing through. Our reasoning is set out above.

How current are the contacts?

Each carries the date of its last verification, and nothing beyond 21 days remains on the platform. The majority of what you see was confirmed within the past week.

Do I need a broker licence to work with you?

Not to acquire on your own account. If you intend to broker a property on to a third party, the usual RERA requirements apply and remain your responsibility.
