A buyer number is the direct line of a funded buyer actively acquiring in Dubai. It costs 2× a seller number and counts as two against your package. More on how both are sourced.

Every number is called by our desk before it reaches the platform, and re-checked on a rolling 21-day cycle. Nothing older than that stays listed.

Land Department comparables

Registered transactions for comparable units in the same building come with every number, so the discount is a figure you can verify rather than one we assert.

You pay for the number, not the outcome

The fee covers the contact details and the research behind them. Whether the owner picks up, engages, or turns out to be less motivated than they told us is outside our control, and numbers are not refunded once released. Preview every record in full before you spend.

Released to 3 clients at most

No number goes to more than 3 clients, and you are told how many came before you.

No commission on completion

We are paid for the introduction alone. Whatever you acquire, and whatever margin you make on it, remains entirely yours.

How the numbers tend to work

Fifty numbers does not mean fifty transactions, and we would not present it that way. A realistic expectation is that you will reach roughly six in ten of the people you call, hold a substantive conversation with around half of those, and arrive at serious negotiation on a handful.

That makes the question a narrow one. A single acquisition at 12% below recorded comparables, on a AED 1.4M apartment, represents approximately AED 168,000 of value against a AED 15,000 package. One deal carries the cost several times over. The clients who do well here treat it as a calling list rather than a shortlist.

Pricing questions

Is the price monthly or one-off?

One-off. You buy a package and the numbers stay on your balance for 12 months until you use them. There is no recurring charge and nothing to cancel.

Why do buyer numbers cost double?

Because a funded buyer is considerably harder to find. Distressed sellers can be identified through public record and systematic outreach; a buyer with capital confirmed and a live mandate in Dubai has to be qualified one at a time by our desk, and the pool is far smaller. A buyer number therefore counts as two against your package.

Do you take commission on completed transactions?

No. Our fee is the package and nothing further. If you acquire a unit at 18% below recorded comparables, that margin is yours in full. We are not party to the contract and take no percentage of it.

What happens if a number cannot be reached?

The number stays spent. We are paid for supplying the contact and the research behind it, not for the result of your call, and released numbers are not refunded or replaced. Every record can be inspected in full before you commit to it, which is where you decide whether it is worth the money.

Why is Premium a third of the price per number?

The cost of this business sits in building and verifying the pipeline, not in releasing one further number from it. A client taking 1,000 numbers is using capacity already committed, which makes AED 100 viable. At 50 numbers it is not, and AED 300 reflects that.

Can I buy a smaller package to begin with?

Not currently. Mini exists for that purpose: at AED 15,000 it carries enough volume to judge our sourcing properly, whereas a handful of numbers reveals very little about a service whose results come from working systematically through a list.

Do these packages cover property outside Dubai?

No. Every number we release relates to Dubai property. We do not operate in the other emirates or elsewhere in the region, so a package will be of no use to you if you are acquiring outside Dubai.

How is payment settled?

By bank transfer to a United Arab Emirates account, or by card. Access opens once payment clears, which on a local transfer is generally the same working day.
